Property Turnover & Rental Repairs

Birchbeam works with property managers, realtors, and property owners on the repairs and improvements needed between tenants, before a home goes on the market, or before a buyer moves in. Projects can include everything from individual repairs to comprehensive punch lists covering multiple areas of a property.

Common work includes flooring replacement, drywall and paint repairs, damaged doors and trim, cabinet repairs, fixture replacement, and other interior improvements that help bring a property into good condition for its next occupant or owner.

Our Turnover Process

Submit the work order

We schedule with the tenant

We’ll take it from there, coordinating access and scheduling directly with the tenant so your team doesn’t have to manage the repair visit. We’ll handle purchasing and delivery of required materials as needed.

Complete & invoice

We’ll complete the authorized work during the scheduled visit when possible, document the results, and keep you informed of any issues. We’ll then invoice your company according to your established payment terms, such as Net 30.

Restoration Repair & Reconstruction

Birchbeam provides the repair and reconstruction work that follows water damage, mold remediation, and other property damage. With 10 years of experience in the restoration industry, we understand what goes into restoring a property after a loss, from replacing damaged drywall, insulation, flooring, and other building materials to completing the painting, trim, cabinetry, and finish work needed to put the home back together.

Our restoration background also gives us extensive experience with Xactimate estimating and insurance claims. We can help homeowners understand how the repair and insurance claim process works, explain what is included in an estimate, and communicate with the parties involved when questions arise. We also work with restoration contractors who need a reliable contractor for the repair portion of a loss and are happy to work from Xactimate estimates and applicable Xactimate rates.

Our Restoration Process

Scope & Deposit

We’ll review the Xactimate estimate, visit the property to confirm the repair scope, and provide any necessary feedback before work begins. Once the scope is approved, a 50% deposit is due before we take over scheduling and begin ordering materials.

We take it from there

We’ll handle scheduling and customer communication, purchase and coordinate required materials, and keep your team updated throughout. We’ll complete the reconstruction and invoice the remaining balance at substantial completion.

Drywall & Painting

From small holes and damaged areas to extensive drywall replacement, Birchbeam provides drywall repair, installation, finishing, and interior painting. We can repair damage from everyday wear and tear as well as walls and ceilings affected by plumbing leaks, water damage, remodeling, or other repairs.
